Durango Real Estate
Tucked away in the southwestern corner of Colorado between the Animas River Valley and the San Juan Mountains, Durango (population 15,000) offers a mixture of frontier history, scenic beauty and friendly people. This charming town, located in La Plata County (population 48,000), attracts residents and visitors with its many opportunities to enrich and fulfill every type of lifestyle.
Recreational opportunities are endless. We like to call our area “the Land of Ing”. Whatever your passion, you can satisfy it here; whether it be skiing, biking, canoeing, hiking, horseback riding, fly fishing or simply relaxing you can find it in Durango. All of these activities can take place in our idyllic climate where summer temperatures rarely exceed 80 degrees and with over 300 days of annual sunshine even our winters are mild and perfect for all varieties of outdoor recreation. Plus, with over 2 million acres of National Forest at our backdoor there are miles of scenic trails through varied terrain waiting to be explored.
Some of the main attractions include Mesa Verde National Park, the Durango/Silverton Narrow Gauge Railroad and Durango Mountain Resort. Water sports are also a favorite option with access to four rivers (Animas, Florida, La Plata and the Pine) and three lakes (Lemon, Navajo and Vallecito). |

With all of our natural beauty and many activities it is easy to see why people are drawn to our area. Less than 25% of the land in La Plata County is privately owned, the majority is in the public domain as National Forest, BLM, State Land, School Sections, etc. This affords great public access but it does create a natural supply and demand curve when purchasing real estate.
As you consider property in the Durango area it is important to be aware of the limited amount of private property available. What we recommend is compiling a “wish list” of your real estate criteria. Then prioritize this list by “must have” and “like to have”. We find most of our clients must compromise on their original list a bit but we are generally able to find the right property to match all lifestyles from large rural properties to town homes within walking distance of downtown.
